Finally, the sponsor, who may also be an equity investor, takes on the highest level of risk. Developers and real estate operators partnering with 3rd party equity sources typically secure profits larger than the percentage of equity capital they invest into their projects. It can come in different flavors but the internal rate of return (IRR) is the most popular method that accomplishes these goals.
